Step 1:	Find the right parcel or land using a Realtor who specializes in land. Marilyn or Ryan can guide you through the following steps. Many of the steps below can be done simultaneously. They are considered part of your due diligence done during the inspection period when buying land. You can sign up for an automated search for land.
Step 2:	Contact the appropriate county Planning and Zoning department  regarding zoning and building requirements. This will be based on the zoning, i.e. MR1 is Mountain Residential 1.
Step 3:	Obtain covenants from the homeowners association or title company. There may be building restrictions in the area or subdivision. Your Realtor can help with this.
Step 4:	Obtain a survey of the parcel or a map from the appropriate county assessors office.
Step 5:	Hire an engineering company to help determine well, septic, set backs and other potential building issues.
Step 6:	Talk with builders and architects, well drillers, septic engineers to plan your home.
